During the month of March, the following has occurred: In the basement, flooring and base installation is in progress. The waxing is in progress. The elevator state inspection was conducted and passed. The final paint is in progress. On Level 1, The markerboards and tackboards for the custom areas/sizes have been installed. The flooring installation was completed. The waxing is in progress. The signage completion is pending procurement of new signs. The staining and sealing of built-in cabinets was completed. The final paint is in progress. On Level 2, The signage completion pending procurement of new signs. The projector installation has completed. The floor waxing mockup was approved, and the waxing is in progress. The final paint is in progress.

During the month of February, the following has occurred: In the basement the Re-route of the sewer line to the boiler room was completed. Electrical wiremold installation was completed. Elevator finishes were installed and pre-testing is in progress. The flooring and base installation is in progress. On Level 1, The markerboards and tackboards for the custom areas/sizes have been installed. The ceiling tile installation was completed. The flooring installation is on-going. The stair railing and ramp railing installation was completed. The signage completion is pending procurement of the new signs. The staining and sealing of built-in cabinets are in progress. The added/modified office layout work has been completed with less flooring and final paint. On Level 2, The markerboards and tackboards for the custom areas/sizes have been installed. The wiremold, power, data, and fire alarm devices have been completed. The wood trim at the windows and the chair rail installation was completed. On level 1, The markerboards and tackboards for custom areas/sizes have been ordered and are expected next month. The ceiling tile installation have been completed, less new office areas. The framing and drywall have been completed at added/modified office areas. The flooring installation is on-going. The stair railing and ramp railing installation has begun and is on-going. On Level 1, the ceramic tile installation has been completed. The markerboards and tackboards installation has been completed, less the areas for custom sizes. The ACT grid installation is ongoing. On Level 1, the ceramic tile installation is ongoing. The installation of the plumbing finishes in restrooms is ongoing. The casework installation is complete. The markerboards and tackboards installation has begun. The ACT grid installation is ongoing. The mechanical registers and lighting installation in the ACT grid is ongoing. The toilet partition and accessories installation has begun. On Level 2, the prime and the first coat of paint is complete. The ACT grid installation is ongoing. The ceramic tile installation is ongoing in the restrooms and corridors. The markerboards and tackboards installation has begun. On the site, the landscape repairs are complete and the exterior preparation and painting have begun.

The mechanical, electrical, plumbing and fire sprinkler in wall installation is complete and the backing installation is complete. The exterior window installation is on-going. The framing of the door openings is complete. Closing walls with drywall in all rooms has begun. On Level 2, overhead mechanical, electrical, plumbing and fire sprinkler utilities are on-going. The mechanical, electrical, plumbing and fire protection in wall installation is on-going. The backing installation is on-going. The exterior window mockup was created, reviewed, tested and passed. The exterior window installation has begun, and the framing of the door openings is on-going. On Level 2, the overhead mechanical, electrical, plumbing and fire protection’s utilities are on-going. The in wall mechanical, electrical, plumbing and fire protection’s utilities are on-going. The framing of the door openings is on-going. The installation of mechanical steel beams is on-going. The exterior window preparation and waterproofing has been completed the exterior window installation has begun. The framing of the walls and ceilings is complete. The in wall MEPF’s utilities are on-going. The exterior window preparation and waterproofing has begun. Site potholing for the building water and fire water utilities is complete. On Level 1, the MEPF overhead installation is on-going. The MEPF in wall installation is on-going. The wall framing at the door openings and re-installation of the framed walls at the shotcrete walls is complete. The backing installation has begun for the tack boards and marker boards. The exterior window waterproofing mockup is complete, and the exterior window preparation and waterproofing has begun. On Level 2, the demolition at the roof/2nd level is complete. The roof water test is complete, and the framing of the door openings is on-going. The installation of mechanical steel beams is pending final DSA review and approval, and the exterior window preparation and waterproofing has begun.

During the month of April the following has occurred: In the basement, the demolition of the crawl space and tunnel is on-going. The fire sprinkler overhead installations are on-going. The overhead MEP’s utilities are on-going. The framing of walls and ceilings is complete. On Level 1, the MEPF (mechanical, electrical, plumbing, fire sprinkler) removal is complete. The demolition is complete. The shotcrete wall installation for the seismic upgrades have been completed. The MEPF overhead installation has begun. The wall framing at the door openings to accommodate ADA requirements and re-installation of framed walls at shotcrete walls has begun. On Level 2, the demolition is on-going at roof/2nd level. The framing of the door openings is in progress. The infill of framing at the interior window openings has been completed and the installation of the mechanical steel beams are on-going.

During the month of March the following has occurred: In the basement, plumbing piping removal complete. Underground plumbing trenching and installation is complete. Procedure 5 work is on hold still pending SCAQMD approval. Electrical conduit and low voltage wiring removal is complete. Fire Sprinkler overhead installation has begun. Window removal is complete and window openings have been boarded and secured. On level 1, mechanical, electrical, plumbing removal is ongoing. Demolition of existing space is in progress. The windows are being removed to provide upgraded insulated glass units in the openings, so the openings have been boarded and secured until the new windows arrive. Plaster removal at the interior of windows is complete. Preparation and demolition of plaster at the locations for the new shotcrete walls is complete. Additonal shotcrete walls are being provided for seismic upgrades to the building. The installation of rebar at shotcrete walls is ongoing. Stud framing and drywall removal is ongoing. Shotcrete wall preparation (bushing existing wall surface) was completed in the areas requiring the seismic upgrades. On level 2, mechanical, electrical, plumbing removal has begun, with ceiling removal in classrooms to begin in the next stage. Window removal is complete and window openings have been boarded and secured.

Project Description
Modernization of two-story building and basement - new windows, flooring, markerboards, tackboards, signage, paint. Entry accessibility improvements, toilet room modernizations, new fire alarm and fire sprinkler system and structural tier 2 voluntary seismic improvements (shear wall).
